There are many mortgage lead companies out there to choose from. Each with their own individual way of obtaining leads to sell to loan officers. But remember, you get what you pay for.
Lead companies sell their leads in a variety of ways. Some allow you to cherry pick, some allow you to set up a filter, and some only sell in bulk.
The pricing on leads from company to company varies also, as you’ll see, it depends on what you are buying.
Some lead companies buy their leads from other companies and sell them in bulk, or recycle them at a profit.
Some lead companies sell their leads “fresh” or “real time,” meaning the lead is brand new. Approximately ten minutes old by the time it reaches you.
When you are buying leads that have been recycled, you will most likely get a lot of them. Lets suppose you have one hundred dollars to spend on recycled leads. This will get you about fifty leads at two dollars a piece. This is a lot of leads to work with. However, the quality of the leads will leave a lot to be desired. You will also find that you wasted not only your money but your time as well. Calling fifty people takes a while.
Now, if you decide to buy “real time” leads, that same one hundred dollars will get you any where from five to eight leads, but remember, these leads are fresh, they are hot off the press, so your chances of closing a few loans are much better than if you bought recycled leads.
Remember. You get what you pay for.
Also, when you are buying leads, it is important for you to know where the leads are coming from.
Have you ever had the painful experience of calling someone, and having them say to you; You are the twentieth person to call me this week. Or, I applied for that months ago, I closed the loan last week.
I was a loan officer for a number of years and I know the feeling.
When you hear responses like the ones you heard in the above paragraph, it should be an indication to you that the leads you bought have been recycled.
Most likely they have been passed around from lead company to lead company.
When you are doing your research for a good lead company, make sure you talk to a representative from that company, and find out where the leads are coming from. If the representative can’t give you a clear answer than move on.
The best lead companies to deal with are the ones that own and operate their own sites where prospects can come on and fill out on-line applications. This way you know exactly where the lead is coming from, and you don’t have to worry about being the tenth person to buy the same lead.
If you decide to buy leads from a lead company, make sure you do your research. Research is the key. You have worked hard for your money, so make sure the leads you buy give you a good return on your investment.

How to Start a Conversation in Unusual Circumstances

Starting a conversation can sometimes seem difficult. Certain circumstances can make this process even more difficult. Knowing how to start a conversation in a variety of tricky circumstances will help you become more confident in your abilities to communicate effectively.
Circumstances can range from co-workers to complete strangers. Learning the best ways to start a conversation with many different people will allow you to become a master of communication.
1. Coworker – When starting a conversation with a co-worker you know you have at least one topic that you can both relate to: work.
You can make a casual comment about work related details to strike up a conversation. Be sure to avoid making negative comments or talking about things like salary and management because these topics could actually cause you problems.
You should also be somewhat aware of what exactly this co-worker does in the company because you do not want to start a conversation about something he or she knows nothing about.
You could try opening with a question about how long they have been with the company or what area of the company they work in if you are not sure.
2. Acquaintance – An acquaintance is someone you know, but not too intimately. This may be someone you had attended high school with but who was not one of your close friends or perhaps someone you go to church with.
However you know this person you are not familiar enough to ask personal questions. You should start a conversation about something you have in common or about something you know about the person.
Good topics to start with are asking about children or a recent operation. Think about something that isn’t too invasive, but shows you are truly interested in this person.
3. A date – When dating there are added frustrations and concerns. You are hoping to come off as someone your date would like to pursue a relationship with and you want to really make a good impression by offering interesting conversation.
The trick here is really knowing what to avoid. You really need to avoid highly debated topics like religion and politics. You should also keep the conversation light and considerate, so avoiding topics like sex and money is a good idea.
Knowing how to start a conversation by making an observation about your date or about something around you is a good tip. For example, comment on her unique necklace or how quickly the waiter took your drink order after you arrived.
4. A stranger – Most of the time when you strike up a conversation with a complete stranger you have a topic already in mind.
For example, if you are waiting in a long line, you may comment to someone standing behind you about how long it is taking. Usually though this is a short comment and can sometimes leave you feeling as if you should say more.
Take a cue from the other person. If they answer you with a complete answer and genuinely look as if they care about what you have said then you may want to strike up a more in depth conversation.
You can let them know you name and why you are where you are. Just avoid sharing too much information and if the person answers you with a smile or a quick, short answer then they are probably not interested in talking with you and you should move on.
These are just four situations that explain how to handle an awkward beginning to a conversation. Most of the ideas, however, are great to apply to other conversations.
The biggest advice about how to start a conversation is to look for clues from the other person that show they are interested and do want to continue talking to you.

All Knowledge and Wisdom Comes Direct From God

These next set of verses are the heart and soul of this entire subject matter. All of these verses are telling us that all knowledge and all wisdom come direct from God and Jesus. The first verse will tell you that all the “treasures” of wisdom and knowledge are “hidden” in God the Father and Jesus Christ. Notice that God is comparing knowledge and wisdom with “treasures” and that this treasure is hidden within Himself.
This means that God and Jesus are the source of all Godly knowledge, and we have to first seek after the source in order to get this knowledge to be released to us. Here are some of the most profound verses in all of Scripture showing us that not only is God the source of all Godly knowledge and wisdom – but that He wants to release this knowledge to us!
- “… both of the Father and of Christ, in whom are hidden all the treasures of wisdom and knowledge.” (Colossians 2:2)
- “Oh, the depth of the riches both of the wisdom and knowledge of God! How unsearchable are His judgments and His ways past finding out! … For of Him and through Him and to Him are all things, to whom be glory forever. Amen.” (Romans 11:33,36)
- “For the Lord gives wisdom; from His mouth come knowledge and understanding; He stores up sound wisdom for the upright …” (Proverbs 2:6)
- Daniel answered and said: “Blessed be the name of God forever and ever, for wisdom and might are His. And He changes the times and the seasons; He removes kings and raises up kings; He gives wisdom to the wise and knowledge to those who have understanding. He reveals deep and secret things; He knows what is in the darkness, and light dwells with Him.” (Daniel 2:20)
- “Can you search out the deep things of God? Can you find out the limits of the Almighty? They are higher than heaven – what can you do? Deeper than Sheol – what can you know? Their measure is longer than the earth and broader than the sea.” (Job 11:7)
- ‘Call to Me, and I will answer you, and show you great and mighty things, which you do not know.’ (Jeremiah 33:3)
- “Because it has been given to you to know the mysteries of the kingdom of heaven, but to them it has not been given.” (Matthew 13:11)
- “… that the God of our Lord Jesus Christ, the Father of glory, may give to you the spirit of wisdom and revelation in the knowledge of Him, the eyes of your understanding being enlightened; that you may know what is the hope of His calling, what are the riches of the glory of His inheritance in the saints, and what is the exceeding greatness of His power toward us who believe …” (Ephesians 1:17)
- “Surely the Lord does nothing unless He reveals His secret to His servants the prophets.” (Amos 3:7)
- “But there is a God in heaven who reveals secrets.” (Daniel 2:28)
- “If you abide in My word, you are My disciples indeed. And you shall know the truth and the truth shall make you free.” (John 8:31)
All of these verses are telling us that all things – including all knowledge and all wisdom comes direct from God the Father. These verses are showing us that not only is God the source of all knowledge and wisdom – but that He wants to release this knowledge to us. He wants to show and reveal great and mighty things to us. He wants to tell us deep and secret things that the average person will not have access to.
Not only will God give you His knowledge – but He will make sure to give you the understanding of that knowledge and the wisdom to be able to use it! All of this can be given to you free of charge. All you have to do is be willing to seek after it, and seek to work with this knowledge to fully understand it and how it can apply to different parts of your life.
The last verse is Jesus telling us that if we will “abide in His word” – that we will then have the ability to know the truth and that the truth will be able to make us free. In other words – if you are willing to abide in the Bible, which is His Word, and seek to understand what you are reading – then you will be fully loaded with an incredible amount of truth covering a wide variety of topics and issues in your life. And once you have a lot of truth on a lot of different areas of your life – then that truth will help set and make you free because you will no longer be bound up with wrong thinking!
However, notice that Jesus says we have to “abide” in His Word in order to be able to get these truths worked into us. Abiding means that you are willing to spend a lot of regular quality time in reading the Bible for yourself and seeking to understand and implement these truths in your everyday walk with Him.
All of the above verses are giving us an incredible revelation in that God and Jesus are only too anxious to release Their knowledge to us if we are willing to do our part by seeking after it.
