What is meant by &#8220;Virtual Real Estate Investing&#8221; ranges from online games like SecondLife (where real profit can be made) to the use of internet technologies to make normal real estate investors more profitable.  </p>
<p>  To find out the real story, I had a conversation with <a href="http://www.realestateinvestor.com/BryanEllis">Bryan Ellis</a>, widely considered to be one of the originators of the concept of Virtual Real Estate Investing.  </p>
<p>  Ellis says he adopted the term &#8220;virtual real estate investing&#8221; sometime before Y2K after he realized that making money online is conceptually very similar to making money with physical real estate.  </p>
<p>  One example of the parallels between virtual and physical real estate Bryan Ellis cites is the similarity between the monetization of domain names versus physical property.  &#8220;These types of assets &#8211; websites and physical real estate &#8211; can be monetized in very similar ways like buy lo/sell high, leasing/rental and advertising opportunities&#8221; he says.  </p>
<p>  The similarities really are obvious.  For example, if you&#8217;re the owner of a desirable property, its desirability is (in a business context) largely due to its being in a location that is of interest to others.  Similarly, ownership of a desirable domain name is valuable for the same reasons.  In either case, you could sell or lease the asset and turn it into cash.  </p>
<p>  In our next installment of this series on virtual real estate investing, <a href="http://www.BryanEllis.com">Bryan Ellis</a> will share the internet analogies to the physical concept of real estate development.</p>

As a small business owner, it is always a more powerful position to be in the front of the room than in the back. You further position yourself as an expert and reinforce the brand as YOU. People tend to perceive speakers as being more important than non-speakers.</p>
<p>Create a core talk that reinforces your specialty and practice it. Then, come up with a compelling title for your speech. Remember, your presentation isn&#8217;t a sales pitch; it&#8217;s a way to showcase your expertise. So, provide great, practical information that is helpful to your listeners.</p>
<p>Make the same speech in lengths of 30 minutes, 45 minutes and 90 minutes. This will be a talk you can use over and over again. Show confidence by using humor and letting your passion shine through!</p>
<p>During your speech, your audience gets an opportunity to meet you without obligation and to get a feel for your personality, style, and expertise. The people who like your approach will either hire you or spread the word about your company.</p>
<p>Your audience is a goldmine of prospects, so don&#8217;t miss out on this opportunity to get their contact information. Be sure to pass around a sign-up sheet to collect the names of attendees. As an incentive, offer them a free special report or a subscription to your ezine for signing the sheet.</p>
<p>In every city, there are associations, service clubs, and support groups that are looking for speakers for their meetings. Check your telephone book and highlight some of these. You can start with smaller groups as practice.</p>
<p>After you feel comfortable with your speech, seek out larger groups who have members in your targeted audience. When you call, ask for the name of the person in charge of lining up speakers. Offer to speak for free and explain the ways in which your speech will benefit the group&#8217;s members. Be sure to mention the remarkable title you developed &#8211; it will help sell your presentation.</p>
<p>Once you begin to promote yourself as a speaker, groups will hear about you and you&#8217;ll find yourself getting requests, as well. After you begin to get more engagements and feel at ease with speaking, add more topics to promote. If a group liked your speech, you can tell them you have new material and they may ask you to return to speak again.</p>
<p>Develop a speaker&#8217;s sheet that you can send to groups. Create a page on your website that describes your expertise, background, and speaking style. Include testimonials if you have them. Hand out information to your audiences about you, your company, and your services. If you have information products, you can often offer these for sale for people to purchase at the event.</p>
<p>Public speaking is a powerful way to get new customers and leads, so be sure to incorporate it into your quiver of marketing techniques. You&#8217;ll find opportunities abound when you commit to getting yourself out there!</p>
<p>ACTION ITEM: What idea do you want to develop into your core talk? List three potential ideas right now. Then, come up with an attention-getting title. Show them to your existing customers and ask them which one is of the most value to them. Develop the winner into a speech of different lengths.</p>

			<content:encoded><![CDATA[<p>Some financial producers use prospecting methods that produce the wrong prospects.  I define a wrong prospect as someone who is not really interested, not qualified or hard to deal with.  In essence, someone who wastes your precious time and, if they do become a client, they consume so much of your time that you wish they weren&#8217;t a client.</p>
<p>You generate these prospects by using unfocused mass marketing models.  For example, if you call a list of people over age 65 attempting to obtain long-term care appointments, you are generating the wrong prospects.  You have no idea if these people are interested or qualified.  So you waste a lot of time cold calling and then meeting people who are not qualified or interested.   I call this being a &#8220;sales laborer.&#8221;  You waste large amounts of time on non-revenue-generating activities.</p>
<p>With such prospecting, you begin the relationship by giving the power and control to the prospect.  You asked them for an appointment.  They can accept or decline and they have the control.  You come after them.  Wouldn&#8217;t you rather they come after you?</p>
<p>Wouldn&#8217;t it be smarter if you only met with the interested qualified people and spent more of your time in a sales presentation?  Wouldn&#8217;t it be better if you attracted these interested people to you and practiced as a &#8220;sales professional.&#8221;  Here&#8217;s the secret to attracting qualified and interested prospects:  set up your marketing so that prospects must indicate their interest before you ever make personal contact.  Let them ask for your contact!</p>
<p>Rather than cold call your list, send a well-written, direct response mailer (you can find my previous article on Direct Mail That Works at <a href="http://www.nfcom.com/show/cgi/articles)." rel="nofollow">http://www.nfcom.com/show/cgi/articles).</a>  Even if you get a 1% response to 1,000 mailed, that&#8217;s 10 interested people who took action.  They contacted you and requested something of you.  You start off in control of the relationship.</p>
<p>When you call them, you qualify them and eliminate half.  You get 5 appointments.  These are the same 5 appointments you would have gotten with the cold calling, but look how much easier this was.  Instead of talking with 1000 people, you talked to 10 people.  Instead of meeting with 10 people, you met with 5.  You saved maybe 25 hours of your time and spent $500 on postage and mailing.  (In other words, had you cold called, you valued your time at $20 an hour for the mailing cost you saved. Is that all you&#8217;re worth&#8211;$20 an hour?).</p>
<p>Because you now know that you can get more appointments by sending more mailers, you will not be so desperate for every appointment.  You can qualify people well and weed out those that have a low probability of becoming a client.  You spend your time meeting with the most promising prospects and your close ratio rises because you meet with more qualified prospects.</p>
<p>Or what if you ran an advertisement in the local senior magazine, &#8220;Avoid Mistakes in Buying Long-Term Care&#8211;Get the Free Guide for Seniors.&#8221;  You then have a few people to call who are interested and motivated.  You have saved your time and limited the prospects you deal with to those who take initiative.  These are the types of people you want as clients.  You do not want people who must always be convinced, which is the type of prospect that is generated with unfocused, mass marketing. Sales laborers spend time with prospects that need convincing. Sales professionals spend time in sales presentations with interested, motivated prospects who take the first step.</p>
<p>Or what about inserting a flyer in the daily newspaper for your next LTC seminar &#8220;90% of Seniors Have Inadequate Health Protection.&#8221;  In our tests, 10,000 inserted flyers (for about $500) generates 25 people to a seminar.  You give a presentation to 25 motivated people at one time and then have individual appointments.  Seminars make super-efficient use of your time (you give the same presentation at once to 25 or more people) and super effective use of your time (you are speaking to motivated prospects).  People who attend seminars are very motivated as they need to place the activity on their schedule, get ready and drive to your location.</p>
<p>If cost is the hang-up to pursuing smart marketing as illustrated above, consider that you almost insure that your income will not increase because you waste your selling time on prospecting.  Even if you have no money available for marketing, take a $500 loan from your credit card.  Not only can you make a many-times return on your investment, but you&#8217;ll be motivated to earn and pay off this advance before your credit card statement arrives.</p>
<p>If you, in fact want to be a big producer, a fast method is to invest money into your business, not your time.  Your time must be devoted to sales activities and nothing else.  It&#8217;s the model used by the most successful companies in existence todayinvest money up front and grow large and profitable quickly.  Invest the money so that your time can be used for appointments with qualified prospects.  As a great teacher once said, &#8220;You need to put wood in the fireplace first before it gives off any heat.&#8221;</p>
<p>If you&#8217;ve been tired of prospecting, got burnt out and feel that good prospects are scarce, shift your prospecting methods to produce qualified prospects and renew your career.</p>

But if you are not willing to take a little time thinking out how to effectively use Ezine advertising to gain traffic to your web site, it can turn out to be a real waste of time.</p>
<p>Anyone that knows me, knows I am a huge fan of &#8220;Decide what you want, then go for it!&#8221;. The key is to do your home work on the &#8220;go for it part&#8221;. Without it there would not be much use for the decision of what you want. Ezine advertising is no different. Simply take a few steps to help you get what you set out to do &#8220;Place ads in Ezines.&#8221;</p>
<p>Here are a few ideas from my own steps I take to place ads in ezines every week.</p>

 1. Once I have found ezines to place ads in. I organize them in my browser&#8217;s favorites in directories according to frequency of posts allowed. Weekly, Monthly, etc. (To save time, where possible, bookmark the exact ad posting URL.) Then on my desk I have a small calendar on which I place when I am allowed to post. i.e. The Ducker Promotion Ezine comes out on Wednesday and you can post each week. So on your calendar you might put DP Ezine on the Tuesday squares, to remind you to post your ad that week.</p>
<p>2. I take my time in learning how to write good headlines and ad copy, via self research and study into it as well as testing of my headlines and copy too. Seeing which ones bring the most clicks and also conversion into signups and/or sales. I find the above out by using tracking URL&#8217;s.</p>
<p>3. I keep a ezineads.txt file with various ads listed, in multiple, common ezine formats, such as 5 lines 60 characters, etc. This way it is always on hand with quality ads that have produced for me in the past.</p>
<p>4. Pay close attention to any rules that the ezine owner may have pertaining to posting your ad. If you don&#8217;t follow their rules there is a good chance they will just discard your ad and move onto the next ad. I know as an ezine editor, we don&#8217;t make these rules to torture you. <img src='http://webcushion.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  They are simply a way of trying to find the most efficient way to place free ads for people. Out of the formula that works for each editor comes their set of rules.

Everyone has their own little things that help them organize, so apply any that will help you to do the job better and you will be well on your way to good quality traffic to your web site.</p>

<p> A premium is simply an item that you offer to your buyer to take action. As Dick Benson has said, &#8220;a premium is a bribe to say yes now.&#8221;</p>
<p> Premiums are effective because, dollar for dollar, they are better incentives than cash discounts. Given the choice between receiving a free Apple iPod or a $200 discount on their order, most buyers will opt for the iPod.</p>
<p> Here are some tips on using premiums effectively.</p>
<p> <b>Aim for desirability over relevance</b><br />
 The key to choosing the right premium for your audience is desirability. If the premium is related in some way with what you are selling, that is great, but whether your prospect desires your premium is more important than if the premium is associated with your offering.</p>
<p> For example, a firm that manufactures heavy-duty fasteners could offer prospective customers an oversize bolt in the form of a paperweight, or they could offer a $200 gift certificate to Best Buy (the home electronics store). The paperweight is relevant but undesirable. The gift certificate is desirable but not relevant to the firm&#8217;s business.</p>
<p> The best premium, of course, is closely related to your offering, is desirable, and makes your prospect look like a wise buyer.</p>
<p> <b>Choose premiums with high perceived value</b><br />
 You want your premium to look as though it costs more than it does. A leather attach&#233; case, for example, that has a high perceived value but only costs you $30. Or a portable DVD player that appears worth $150 but costs you only $40.</p>
<p> <b>Test your premiums</b><br />
 What works for one business buyer will not work for another. What works in one industry will not work in another. One inexpensive way to test high-end, expensive premiums is to offer them as &#8220;back-end premiums&#8221; that your prospects must request. Segment your list into equal-sized groups, mail a different premium offer to each segment, and then count your responses to see which premium draws the best response.</p>
<p> <b>Promote your offer, not your premium</b><br />
 Your premium is the bribe for saying yes now. It is not your offer. And because you should only sell one thing in a direct mail package, you should sell your offer and give your premium away. You want your premium to be the incentive to act, not the reason to act (after all, some people respond to direct mail offers just to get the premium, then they cancel their order).</p>
<p> <b>Check the law</b><br />
 Some industries (defence, for example), forbid their employees from accepting gifts or premiums from vendors. So check before mailing.</p>
